Our ideas for the site

We want the former Central Retail Park to become home to the city’s first zero-carbon business district and create jobs for local people. We want to create a district that is lively and dynamic, builds on its existing character and includes green space.

The draft Development Framework sets out a number of design principles to guide the future redevelopment of the site with a focus on:

  • Proposals for a mix of uses within the site including:
    • New offices and workspaces - contributing to the continued regeneration of the Ancoats neighbourhood and help meet growing demand in this part of the city. The site could be home to around 10,000 jobs.
    • A small amount of quality housing to compliment the businesses made up of a range of types and sizes.
  • New fully accessible entrances to improve the walking routes between Central Retail Park and the surrounding neighbourhoods as well as the city centre.
  • Characteristics of the area - such as the canal - will be celebrated as part of the development masterplan.
  • Linking to the existing Cotton Field Park which is to the north of the site, by providing a significant new public square.
