Planning permission: how much it costs

Before you apply for planning permission, check how much it will cost. The fees are set nationally by the government.

Increase in planning fees - 6 December

The government has passed legislation to increase fees on planning applications from 6 December. The main elements of the fee changes are:

  • An increase of 25% for all applications, with major applications rising by 35%
  • "Free go" provisions - where you can resubmit a second application within 12 months without having to pay a further fee - are being removed. Individual applications that were already eligible for a free resubmission prior to the change (i.e. before 6th December 2023) will remain so. This will see the number of such exemptions fade out over the 12-month period after the amendments have taken effect
  • Planning fees will increase annually by the rate of inflation (capped at 10%) from 1 April 2025.
