Control of development

Development Control in Ancoats is aimed at encouraging development which ensures the continued prosperity of the area whilst paying attention to its special architectural and historic quality.

Although the area has been declining for many years, it is expected that its designation as a conservation area will bring about an awareness of the history and character of Ancoats. In turn this will increase confidence which will assist progressive regeneration through the re-use of historic buildings and complimentary new development.

Substantial development proposals will require planning permission and some minor works may also require the prior approval of the City Council.

Alterations to listed buildings will require Listed Building Consent. The North Area Team will be willing to give advice on such matters. This should be sought at an early stage, as should advice on any demolition in the conservation area.

The use of unused and under-used buildings and spaces for appropriate purposes will generally be considered as a priority in order to ensure continued activity in the area and its local economy.

Although trees are not presently dominant features in the Ancoats conservation area, future enhancement schemes and alterations to the area should consider trees to be more important elements in the landscape.

Anyone wishing to fell, prune or uproot a tree covered by a Tree Preservation Order or in a Conservation Area should seek permission first from us before undertaking any work to the tree.
