Control of development

St. John Street, although in the city centre, is surprisingly quiet considering the proximity of heavy traffic on Deansgate. Most of the buildings in the area appear to be in active use, and it is understood that owners will want to maintain or refurbish their properties to meet prevailing standards. As in all conservation areas, development proposals may require either Planning Permission, Conservation Area Consent or both.

In appropriate cases Listed Building Consent may also be required, but it is clear that the character of the area is well established by the architectural form of the buildings and by their relationship with each other. It is important that this character is maintained and reinforced rather than destroyed by unsympathetic developments either to existing buildings or in proposals for new buildings. The City Centre Area Team will give advice on such matters, and this should be sought at an early stage in the formulation of proposals.

In view of the existing high quality of the area any new building, extension or alteration must attain a similar standard of design.

As in other parts of the city centre, new development proposals should generally be aligned to the back of pavement in order to preserve the linear character of the streets.
